House-hacking—buying a property, living in part of it, and renting out the rest—has moved from niche investor strategy to mainstream buyer tactic, especially among first-timers stretching to afford anything in Toronto, Vancouver, or Calgary. Your job isn't to talk them out of it. It's to make sure they understand zoning, can model the rental offset correctly for qualification purposes, and know which lenders will actually count that income at application. Most buyers arrive with a YouTube education and a spreadsheet that assumes 100% occupancy at market rent from day one. You need to reset expectations before they write an offer on a property that won't cash-flow or can't legally be rented.
